Job Duties:Perform daily inspections of assigned properties to identify landscaping, maintenance, safety, and building appearance issues. \u25cf Maintain all lawns, gardens, flower beds, shrubs, hedges, trees, and other landscaped areas to company standards. \u25cf Mow lawns, edge sidewalks, trim bushes and hedges, prune shrubs, remove weeds, water plants, and apply mulch as needed. \u25cf Plant flowers, shrubs, and seasonal landscaping materials to enhance the appearance of the properties. \u25cf Remove leaves, branches, litter, and other debris from lawns, sidewalks, parking lots, courtyards, and common outdoor areas. \u25cf Sweep and clean sidewalks, entrances, walkways, parking areas, patios, and other exterior common areas. \u25cf Perform seasonal property maintenance, including snow removal, salting sidewalks and walkways, and clearing entrances during winter weather. \u25cf Operate landscaping equipment safely, including lawn mowers, weed trimmers, hedge trimmers, leaf blowers, pressure washers, snow blowers, and other hand and power tools. \u25cf Monitor the overall condition and curb appeal of each property and report any deficiencies requiring attention. \u25cf Conduct visual inspections of HVAC equipment to identify signs of damage, leaks, unusual noises, poor performance, or other visible concerns. \u25cf Replace HVAC air filters and perform basic non-technical preventive maintenance as directed. \u25cf Document HVAC observations and report findings clearly to management and licensed HVAC technicians. \u25cf Ensure HVAC equipment and surrounding mechanical areas remain clean, free of debris, and accessible for service. \u25cf Assist licensed HVAC technicians by providing access to equipment, preparing work areas, and reporting previous observations when requested. \u25cf Perform routine inspections of exterior building components, including fences, gates, lighting, parking lots, sidewalks, and common areas, reporting any deficiencies to management. \u25cf Maintain cleanliness of hallways, stairwells, laundry rooms, storage rooms, utility rooms, and other shared areas. \u25cf Set up or update electronic door lock access codes for tenants when authorized by management. \u25cf Complete assigned maintenance tickets using the company’s maintenance software or mobile device and document completed work with photographs when required. \u25cf Safely load, unload, transport, and organize landscaping equipment, maintenance tools, and materials.Safely lift and carry materials and equipment weighing up to 50 pounds throughout the workday. \u25cf Interact professionally and courteously with residents while working on occupied properties. \u25cf Respond promptly to property maintenance requests and complete assigned tasks within established deadlines. \u25cf Travel between assigned properties throughout Brooklyn as directed by management. \u25cf Work weekends with one rotating day off each week. \u25cf Be available to work overtime and respond to emergency property needs when required. \u25cf Perform other property maintenance and groundskeeping duties assigned by management
